Gordon Place, Newtown
Dwell has owned property on Gordon Place for a number of years, and now we’ve purchased the adjacent property, giving us a unique and exciting opportunity. Together these 3 parcels of land offer Dwell a chance to add well-designed medium density community housing to the wonderful suburb of Newtown.
Dwell has again selected the team that led our successful developments in Kilbirnie. With Novak + Middleton on architecture duties and Wilson Commercial involved from the beginning with building advice, these homes will be beautiful, well-built options for those in need of a secure home in a well-resourced neighbourhood.
Our current design shows a total of 26 homes of various sizes, many having accessibility features to allow independent living. All residents will enjoy a green and sunny communal space in the heart of this new village to gather, play and dream.
Bell Road, Waiwhetu, Lower Hutt
This project shows the power of relationships and connections. It was a wish of the former owner that her home be passed on to create more homes for those in need. Working with her daughter, Dwell was able to purchase the land and now is working to fulfil her mother’s wishes.
Dwell is assisted by Nacelles Architects on a scheme that will add 10 new homes in a mix of sizes, including larger family homes in a nod to the original owner’s Samoan heritage. There will also be two accessible one-bedroom units.
Inspired by the story of a family who worked in the Hutt Valley’s local factories and worked hard to gain home ownership, Dwell will work hard to achieve more healthy, secure and affordable homes.
Dwell’s Flagship Community Village
Mahora Te Aroha, Kilbirnie
Nestled behind the bustling centre of Kilbirnie is a village of 29-homes, housing residents with low to no income, in safe, warm, healthy spaces they can call their own.
Dwell’s flagship community housing project Mahora Te Aroha has been an eight-year-long journey in which we transformed this brown-field site into quality, affordable homes for our community.
Te Aro Pā Trust
papakāinga housing
Te Aro Pā is Wellington’s first city papakāinga. Papakāinga translates as ‘nurturing place to return to’ and reflects a type of housing development that is located on multiply-owned Māori or ancestral land. Dwell is managing the homes on behalf of the Te Aro Pā Whenua Trust which represents the collective owners of the land.
They have developed a contemporary kāinga (village) made up of fourteen homes - ten three-bedroom units and four one-bedroom units. These are rental homes for young families, kaumātua and professionals who have a connection to the original Ngāti Ruanui and Taranaki Iwi people of Te Aro Pā.

Dwell has a decade and a half of experience in delivering new build projects. These developments are located in Newtown, Berhampore, Brooklyn, Lower Hutt and Kilbirnie.
